Larimer County – Neighbor to Neighbor Update May 15th

Directly from Neighbor to Neighbor

Hi Neighbors,

The last two months have been a whirlwind, to say the least, and we’re glad you’ve been by our side the whole way. Our community has showed solidarity to its neighbors by offering strong support for housing assistance over the last 8 weeks. This support goes hand-in-hand with N2N being able to distribute over $130,000 in April rent assistance and over $50,000 so far in May. 138 local households avoided eviction as a result! Thank you for enabling N2N to increase services by nearly 700% in one month!

“I am a part time teacher and my husband works for his own company. Covid-19 has affected our finances quite a lot since my husband has to work with businesses and the majority of his clients/ and other companies had to shut down. I started to look online if anything was out there to help us with our rent, this is how I found N2N. A lovely lady called me back and the process was super easy. In just a couple of days we were able to get some financial help, which has been really helpful during these month of crisis. We are forever thankful for everything you guys are doing to help people in our situation or other situations.” – Rent Assistance Recipient

You’ve heard about our Eviction Prevention work, and rest assured N2N’s other housing services are also going strong. In April, we provided online Homebuyer Education to 110 future homeowners, and continued to provide safe, stable and affordable homes to 132 local families. Thanks to the Feeding Our Community collaboration of local restaurants and Bohemian Foundation, we are delivering over 760 delicious meals to N2N residents every week.

At the risk of sounding like a broken record, I’d like to reiterate how our response to the pandemic has been made possible by your support. I’d also be remiss if I didn’t recognize another community partner, Broadcom Inc., for providing $25,000 to keep our neighbors in their homes. Big thanks also to the healthcare workers and local officials working hard to serve our community and keep us all healthy and safe.

Be well,

Kelly Evans, Executive Director

FAQs – Mortgage Payment Forbearance

For many homeowners with mortgages, there’s help, but first assess your situation.

If you can pay your mortgage, pay your mortgage. Don’t call your mortgage servicer if you aren’t facing an immediate issue. Mortgage servicers are getting a lot of calls and need to first help those who won’t be able to pay their mortgage. Check your banking/mortgage website first for possible options.

If you can’t pay your mortgage, or can only pay a portion, contact your mortgage servicer immediately. It may take a while to get a loan servicer on the phone. Loan servicers are experiencing a high call volume and may also be impacted by the pandemic. Please be sure to read this blog carefully so you are prepared for this conversation.

Frequently Asked Questions

Q: What is a forbearance?

A: Forbearance is a temporary postponement of mortgage payments, but the postponed payments will need to be caught up when the forbearance period is over. Forbearance is often misunderstood as forgiveness, which it is not. The overall intent is to provide repayment relief; however, it can have some consequences.

Q: At what point should a homeowner seek forbearance?

A: Forbearance is to help those dealing with current financial hardship as a measure of last resort.

Q: Does a forbearance require repayment?

A: Yes. Forbearance does not erase the amount you owe on your mortgage. You will have to repay any missed or reduced payments.

If you have questions, it’s best to contact your bank first, don’t wait for them to contact you for not making payments. Explain your situation. Be calm, know there is help.
